At that time, we offered it for sale at $125,000 but this price has been dramatically slashed big time. Read on. In 2006 it grossed over $108,000 and had over $60,000 in Inventory, Equipment and upgrades. In 2007 (the year just passed) it grossed over $153,000 (over a 30% increase) with the statistics continuing to rise on a monthly basis. This business is continuing to boom even in our present economy which is somewhat strained at the moment. We seem to go from one “highest ever” to another almost every single week. The Income trend truly is a thing of beauty, and we have all the graphs on hand. However, this also begs the question in the first place as to why we want to sell this gold mine if we’re doing so fantastically well at it. Well, that reason hasn’t changed and our idea on it is still the same as it was last spring when we first started promoting it to friends, and family. In essence, Valorie and I have a farm project and some educational projects, which simply demand the time currently being devoted to the running of The Rabbit Hole. In a nut shell, we are expanding our dreams. We will continue to have a base here in Clearwater as well as a Health Retreat within a days drive of Clearwater. We wish to make it clear that we are NOT leaving! Let me give you a bit of Rabbit Hole history: When I first got interested in computers in the early 1990’s, I’d go into my office and disappear for hours on end. It became a family joke when anyone would ask, “Where’s Doc?” my wife Valorie and my son Bryan would reply “He’s down The Rabbit Hole.” This came to mean they did not know how long I’d be or when I’d return. This went on for many years and became a family tradition. When we decided to open our Healthfood Café and Herb Store, we got ideas from friends and others as to what we should name the Café, and while the list was being compiled, someone suggested “The Rabbit Hole”. When we did a survey of all the names, you guessed it, The Rabbit Hole won hands down. We were very happy with the outcome of the vote and began creating the place that would bear this name we loved. Of course, many people can’t think of a Rabbit Hole and not think of “Alice In Wonderland”. So we decided to create a magical, fantasy atmosphere. It was Doc’s idea to have the front of the Café realistic - well almost with the exception of a surprise door in the front that opens into a spooky “Lord of the Rings” scene with the Hobbits Sam & Frodo, Golum, Mt. Doom, The Tower of Baradur, and a flying Ringwraith. As you look around inside from the front door of the Café, you will see a beautiful tooled leather guitar stool and beside it, a beautiful sounding, house guitar waiting to be played anytime by anyone with the inclination. You will also see murals on the front walls that depict the Gulf of Mexico to the West and a stone wall, chickens, a ledge and green hills, fences and roads to the East. As you walk down the length of the café you then transcend into the world Alice experienced when she fell into the Rabbit Hole. When you approach the middle of The Rabbit Hole, you will experience very large mushrooms looming over your head and making you feel small indeed. While you gaze upward, you’ll see the Caterpillar sitting on one of the mushrooms smoking his Hookah pipe. A bit farther along the path you’ll notice that Humpty Dumpty is sitting high on his wall and looking down at you. Alice and her friends can be seen over the back courtyard window engaged in their Tea Party while the Cheshire cat peers down from his corner perch on a tree limb. The motif is very comfortable and natural with our all wood floors, tile accents and wooden displays. The tables and chairs are high quality wrought iron and made in the United States. They give an airy, open feeling to the overall ambiance of our all-natural, 100% Organic Healthfood Café. The kitchen is open and convenient and lends a warm friendly feeling for our guests who come to the register to order their food. We are proud that the Café serves 100% organic food only and that it is “prepared to order” on the spot. Our staff prepare a Barley and Lentil House Soup that is soaked / sprouted ahead of time. This soup is made at least once a day if not more often and is the talk of the town. The small batches of baked goods (Apple Scones, Oatmeal Cinnamon Cakes, & Banana Bread), make for unsurpassed quality and freshness. All of our Veggie sandwiches are prepared-to-order and are never made ahead or prepackaged. There is absolutely no white sugar or white flour products or byproducts in the entire café or store. We searched long and hard for these products that are 100% organic and / or sprouted. All water used for tea, coffee, ice, soup, etc. is distilled and part of the permanent equipment is an ultra high quality, beautiful, stainless steel commercial water distillery. We never use City water. Never! Perhaps the biggest surprise of all is our delightful, cozy courtyard out back. There are two wonderful shade trees, a bird bath, a garden, and a waterfall going into a fish pond. There are more tables and chairs with large canopy umbrellas to ward off direct sunlight and the rain. A wrought iron fence encloses the courtyard and displays the beautiful ceramic potted, multi-colored Bougainvillea plants. The Courtyard is definitely THE place to meet and eat with friends or family. Many wonderful people walk though our doors daily. They are a diversified crowd from many states and countries. We have found them to be cheerful, wonderful and very appreciative customers. As the word of mouth spreads, we are experiencing more and more new and return customers. These customers are very satisfied and we always hear from a new person coming in how they heard about us from . . . Now here’s the kicker. When we first, started advertising the sale of the café in March of 2007, we were only interested in selling it as a healthfood café and store. We moved our Herbal Remedies business off the premises and the statistics started to go South instanter. It didn’t take us long to realize that this was a mistake and that one of the “draws” of the place was the fact that it was also THE outlet for our unsurpassed Herbal Remedies that are manufactured by our other company = Organic Solutions. This was completely verified by survey. Once realized, we quickly moved the “Organic Solutions Herbal Remedies” concept back into the store and the stats immediately reverted and have been heading North ever since. It is obvious that having someone there to help people with health advice was a key draw, and an important contribution to its success. Soooooo, one of the conditions of the sale is that the new owner(s) will have THE exclusive right to sell Organic Solutions Herbal Remedies over the counter for the entire City of Clearwater. Furthermore, I will personally train the new owner(s) as herbalists so that he, she or they can help others to attain a better physical condition and an excellent state of health. This is a proven technology, with proven results. We will continue to sell Organic Solutions Products (we currently manufacture over 30) to the new owner of The Rabbit Hole at a special price so obviously we will have a continued and vested interest in the success of the new owners. It is understood that we will do everything in our power to ensure your success as it is linked to our ongoing success. We will be close by for advice when needed. This is also why we can afford to sell you our business UNDER COST! The Rabbit Hole is FOR SALE!!! The price had been cut from our original asking price of $125,000 down to $63,000 last fall Valorie and I have just slashed the Sale Price of The Rabbit Hole one final time down to $48,600 OR BEST OFFER! ! ! We now have several people who are interested, and so I don't expect it to be on the market much longer. If you are sincere about putting in an offer, be prepared to put down a 10% non-refundable deposit. This deposit will lock you in as "THE BUYER / NEW OWNER TO BE", and from that point on, any other prospective purchasers will be told that there is a "Contract Pending". In the recent past, we have been somewhat lackadaisical with the sale (not in a hurry :-), but we are now moving into high gear on it all since our other projects are now quickly moving to fruition. Remember, the 10% Deposit is Non-Refundable, and the maximum time allowed for escrow to close will be the end of August 2008 only. Sooooooooooo the new Owners should have all their ducks in a row when it comes to finding their own financing. It will be a "Cash-out" sale, as Valorie and I will not be carrying any of the loan. There is a little under 3 years left on our current lease and we have a wonderful landlord who is very easy to work with and very helpful. The sale includes the business, the inventory, a contract as above, & the equipment only, and does NOT include the property. The Rabbit Hole is filling an important niche in the overall vitality of the downtown Clearwater community. There is no doubt that our food is the freshest, most nutritious, non-toxic, hormone-steroid free food for hundreds of miles around. There is no contest that when people wish to heal themselves of some malady, many eventually come into The Rabbit Hole to learn how to find a healing using natural methods.
