I would mix the baking soda with the water and use a spray bottle to apply some vinegar (white vinegar) to the carpet kinda like a pre-treat since you don't have 2 tubs. The hot water heater burst a few months back and we've been having problems in the baby's room. Some nights it smells really bad, so she sleeps with us most of the time. If you have a mold/mildew problem from a water leak you all could get quite sick from it. Get it checked out soon. Then treat all the floors of the affected area with the same solution they recommeded plus add tea tree to it. Also treat the base boards. Mildew is no joke left unchecked. In California, as soon as i reported mold/mildew in my unit, they were over in 2 days. If they dont fix it, they know that they could be potentially liable for any illness that is a direct result. When you do report it to your landlord, follow up in WRITING confirming that you have reported it and what he resolved to do, send it certified DO NOT HAND DELIVER it. Even having the mildew in one room is a huge issue, not only because it will spread, but as it spreads, it is sending off spores. Make those calls today especially if you have a little one in your house. I didnt realize we had the patch under the window until it was on the window and i saw it. I kept smelling something and was having tons of problems with allergies and breathing and even ended up in emergency room. Later when we figured everything out, we could have saved a couple of trips to the medicos!
