Scenario

two:

 

The market is good and you know that now

is the best time to sell.

 

You go back to the center of the Kahuna

Mind and ask “what is the next best option? How can I maximize my

profit and also help someone else.”

 

You are told to sell your house using

seller financing. Why? Because you can sell for a premium; it sells

for $105,000.00 (this is a minimal example). Why premium? You

broaden your market as you are selling to “B & C”

clients. These people don’t qualify for bank loans usually due to

old financial problems…but they are good risks for you and willing to pay

more to get a home. They really want to be owners and have been unable to

get into a house. And yes you do qualify them before you sign a

contract.

 

So you sell for $105,000, with low down of

$10,500. Their loan to you: $94,500 at 8% over 30 years. (yes you have

premium interest rate too.) Balloon payment in 3 years.

 

Let’s say (based on a few broad

assumptions based on the numbers you gave) that you owed $45,000.00. You

refinance your house at $77,500.00 at 6% over 30 years. You sign

the contract and the bank gives you $32,500.00 which you instantly put into

options and triple your money.)

 

You hold the title to the house (you and the

bank). The new owners have all the tax credits, pay the taxes, pay for

repairs…they own the house…you just hold the title. But the benefit

is that you never have to foreclose for lack of payment…you evict. Much

easier. But of course you have screened them and know this is not a

problem.

 

Let’s summarize numbers:

 

The monthly loan payment to you: $693.41

Your monthly loan payment: $464.65

 

Your monthly profit $228.76

Over 36 months

$8,235.36

 

At the end of 3 years they pay you:

$91,849.00

You pay off your loan:

74,372.00

Your profit

$17,477.00

 

Total profit:

Down Payment $10,500.00

Monthly gain

8,235.00

3 year gain

17,477.00

Total

$36,212.00

Previously received from bank

$ 32,500.00

Sub total

$68,712.00

Plus your previous gain:

$22,000.00

TOTAL profit

$90,712.00

 

(Or you could hold the original financing

and receive $453.41 month cash out in 3 years…except for the new owner’s

down payment.

 

Now of course this is all hypothetical

because I am guessing at your original numbers. You could have more gain

or less.

 

But it goes farther: 5 years ago you

also asked “how do I minimize my taxes” and you are told to put the

home in an LLC and investigate how to transfer the LLC rather than sell the

house. You find solutions that keep you from paying capital gains since

it will have been rented for 5 years.

 

So is this a lesson in how to maximize

profit, real estate investing, or something else?

made me $64,000 dollars, removed all anxiety and blessed me with profit.

do. Then the house sold for $97,000 instead of a low market price of $45,000.
