My questions are: 1. How do we see it as per SA? Which chart do we need to look at? 2. Will these prices fall down or continue to go up in the next 6-12 months? Why? What you are likely seeing is panic buying people buying only on the basis that houses will be more expensive later. Astrology could be used to judge market turn arounds. There are 2 factors here , the low interest rate policy persued by central banks which enables people to borrow more and spreads ( between borrowing and lending money ) have been reduced due to technology and competition. The trouble here is that the natural increase in house prices which would arise from these factors starts to feed upon itself and becomes a mania. People start to feel they have to get a foot in before house prices soar even higher and thus take on stressful level of debts believing that if it all gets too much they will bail out and take a capital gain.In economic history the peak is usually reached when prices really spike. Previously Japan had a housing mania in the 80s but house prices later on fell overall 50 per cent and for 12 years in succession . Hong Kong is also about 60 per cent down on it's peak in the mid 90s. I imagine at some stage the Californian market will tank heavily but could not time such an event. At the moment being in a benefic bhukti their is an air of confidence. Earlier on the list I had predicted that there would be a turnaround for California from the Gray Davis days once the Venus Bhukbti started. Guest guest Posted April 20, 2005 Report Share Posted April 20, 2005 It is because everyone wants to live in California. I live in the Bay Area and the cost of housing continues to increase. We have great weather here (it is sunny and warm today) and California is the only southwestern state bordered by the Pacific. Therefore housing prices tend to always climb unless you have a natural disaster which around here would be an earthquake. In fact housing prices did decline or level out after the Loma Prieta quake. There are of course other factors such as restrictions on building new homes which existed in many locales in the 90's but may have been removed. Another factor is Proposition 13 which allowed people who owned their houses prior to the late 1970s to pay a lot less property tax than owners who purchased since. In fact the prior owner of my home paid about 1/10 what I have to pay and that isn't fair. So lots of older folks stay in their homes and those don't come on the market. When Arnold decided to run for governor Warren Buffet suggested that he get rid of Prop 13 to help balance the budget. That was the last we heard of Arnold and Buffet's name linked. So with limited housing available the law of supply and demand is in effect. In California it is felt that if you can afford to buy, buy. You most likely won't lose unless you can't keep up with the payments.
